Curling Shingles
Curling roof shingles can be caused by improper installation, inadequate attic ventilation, a defective product, or old age. Curling shingles are weak and will eventually crack and result in roof leaks. You will need to replace the roof if your shingles are curling.

Age
A properly installed roof normally lasts 20-25 years. If your roof is getting to that age it is nearing the end of its lifespan.

Missing Granules
Granules will come off as a roof ages, however, if you notice a lot of missing granules or if you see granules collecting in your gutters it may be time to replace your roof.

Missing or Broken Shingles

An older roof might lose sealant & become loose or fall off. Extreme weather conditions or falling debris can also contribute to shingle damage. If you have a large amount of missing shingles, it is generally a sign of improper fastening or exposure to high winds and your roof should be replaced.
